Dave Budny's Profile

Dave Budny is a Broker Associate with INC Realty and the leader of Milestone Real Estate Group, based in Waxahachie, Texas. Licensed for 12 years, Dave helps buyers and sellers across Ellis County and the southern Dallas-Fort Worth area, including Waxahachie, Midlothian, Red Oak, Ennis, Ovilla, Palmer and Ferris.
Dave works with first-time buyers, families moving up, and homeowners selling in changing circumstances such as probate or divorce. He also knows the new-construction market in Ellis County well, from the master-planned communities along I-35E and Highway 287 to the builders working in each one, and he helps buyers weigh builder incentives against resale homes before they commit.
Dave holds the GRI designation and a Commitment to Excellence endorsement from the National Association of REALTORS, and is a member of the National Association of REALTORS and Texas REALTORS. His earlier career in the financial sector shaped the way he negotiates and the way he explains the numbers to clients.
Dave also owns a metal roofing and general contracting company. That background means he can spot roof, structure and drainage problems during a showing that most agents would miss, and give clients a realistic read on repair costs before they make an offer.
Dave has lived in Texas since 2000 and lives in Waxahachie with his family. Call or text him at (214) 755-7045 or email dave@davebudnyrealestate.com.
