Why use your own agent on a new build

The person in the model home works for the builder. Dave represents you. In most Ellis County communities the builder pays the buyer's agent fee, and Dave confirms that in writing before your first visit. He reads the contract, the lot premium, the PID notice and the incentive sheet before you sign. Because he also runs a general contracting company that builds metal roofs, concrete, fences and outbuildings, he walks a framing stage differently than most agents and knows which upgrades are worth paying the builder for and which are cheaper to add after closing.

PID, MUD and tax rates: the number that changes your payment

Most large master plans in Waxahachie are financed with a Public Improvement District. A PID adds an annual assessment on top of your property tax for 20 to 30 years and can push the effective rate from about 2.05 percent to 2.5 percent or higher. Two communities advertise no PID and no MUD: Sheppard's Place and Peaks at Lone Elm (which is also outside city limits, at roughly 1.53 percent). Always compare the total monthly payment, not the list price.

Waxahachie ISD and growth

Waxahachie ISD has grown about 37 percent since 2016 to 11,170 students across 18 campuses. The May 2023 bond is funding Waxahachie Creek High School, a 520,000-square-foot campus for up to 3,200 students on Highway 77 near Lake Waxahachie, which broke ground in December 2024 and is scheduled to open in 2027-28, along with Ray Elementary in Saddlebrook, a new Elementary 11 and expansions at Howard and Finley junior highs. Attendance zones will be redrawn when the second high school opens, so ask which high school a community is expected to feed before you buy on that basis.

Questions buyers ask

Do I need my own agent to buy new construction in Waxahachie?

You are not required to have one, but the builder's sales rep represents the builder, not you. In most Ellis County communities the builder pays the buyer's agent fee, but you must register your agent on your first visit or the builder may refuse to. Dave confirms the fee arrangement in writing before you tour.

Which Waxahachie new-build communities have no PID or MUD?

As of September 2026, Sheppard's Place and Peaks at Lone Elm advertise no PID and no MUD, and Bloomfield offers select non-PID lots in North Grove. Most other master plans in Waxahachie carry a PID assessment.
