North Grove is the largest master-planned community on the north side of Waxahachie, off Highway 77 and FM 813 with quick access to US-287 and I-35E. It is the closest big new-home community to the Dallas commute and the only one in town with an elementary school built inside the neighborhood.

North Grove is sold in named sections, each with its own builder mix: The Enclave (50-ft lots), the Estates, the Oaks, the Oasis, the Arbors and the Cove. Builders currently selling or closing out include Highland Homes, Bloomfield Homes, John Houston Homes, Chesmar Homes, Antares Homes, First Texas Homes, Tri Pointe Homes and Astoria Homes. Bloomfield's plans run about 2,034 to 3,695 square feet from the mid $370Ks; First Texas's Oaks of North Grove section runs 2,405 to 3,975 square feet from the $470s and is in its last phase.

Taxes, HOA and what to check
The HOA is managed by Goodwin and Company and runs roughly $500 to $600 a year. Parts of North Grove sit inside a Public Improvement District (PID), which adds an annual assessment on top of property taxes; other homesites do not. The PID status changes lot by lot, so ask before you sign. Total tax rates in the newer sections have been quoted around 2.05 percent.
Who North Grove fits
Buyers who want the most amenities and the widest builder choice in Waxahachie, and families who like walking to elementary school. If you want a quieter street, look at the Oaks or Estates sections; if budget is the driver, compare the Enclave against Saddlebrook on the south side of town.

Some sections of North Grove are inside a Public Improvement District and some are not. Bloomfield Homes, for example, advertises no MUD or PID on select homesites. Ask for the PID status of the specific lot before you write a contract.

North Grove is in Waxahachie ISD. Max H. Simpson Elementary is inside the community, and students feed to Finley or Howard Junior High and Waxahachie High School depending on the section.
