Sunrise at Garden Valley is a 237-home Bloomfield Homes community off Broadhead Road on the south side of Waxahachie, a mile from Felty Elementary and Howard Junior High. It is one of only a few new-home neighborhoods in town that advertises no PID and no MUD, which keeps the tax rate at the plain city-county-school number of about 2.05 percent.

Builder and sections
Bloomfield Homes is the only builder, which keeps the streetscape consistent and puts every incentive in one negotiation. The community is sold in two sections by lot width: the Classic Series on 60- to 79-ft lots and a larger-lot section on 80- to 100-ft lots (the MLS lists them as Sunrise at Garden Valley 60-79 and 80-100). Plans include the Carolina II through IV (about 2,771 to 3,067 square feet from the mid $470Ks), the Violet and Magnolia series, and the Bellflower I through IV (3,527 to 4,226 square feet, from about $524K to $597K). In September 2026 the Builders Update feed showed 26 homes for sale here, nine of them finished or finishing between September and October, from $440K up to $742K for the largest plans. Move-in-ready homes on Memory Lane, Sirius Drive and Warner Lane were listed from about $460K.

Bloomfield advertises no MUD and no PID, and lists a total tax rate of 2.05 per $100 of value. The HOA is managed by FirstService Residential at about $650 a year (roughly $54 a month). Because there is no PID assessment, a $500K home here can carry a lower monthly payment than a similarly priced home in one of the PID-financed master plans; compare the total payment, not the list price. Lot premiums for pond and greenbelt views run extra, so ask for the lot premium sheet before you pick a homesite.
Who Sunrise at Garden Valley fits
Move-up buyers who want a bigger house on a bigger lot without a PID, and anyone who prefers a single-builder neighborhood with one standard of construction. If you want a pool and a lazy river, look at Myrtle Creek; if you want Bloomfield on the north side of town near the Dallas commute, compare the Oasis and Retreat sections of North Grove.
